Surveys
There are two main types of commonly used surveys today, a Stake Survey and a Mortgage Survey.
The mortgage survey is usually required by the mortgage lender or the finance company. This survey, or as it is sometimes called a mortgage report, depicts the dimensions and the location of the buildings (if any) on the identified parcel. It also confirms the legal description is correct and the improvements are on the identified parcel.
The staked survey does the same thing as a mortgage survey, but also locates the actual corners and property lines and then stakes the boundaries. The cost of this type of survey is more, but the price difference is worth the peace of mind of knowing where your property lines actually are.
